The guest is obligated to comply with these regulations from the moment of finalizing his or her reservation following payment for the apartment.
1. Foreword
These Rules and Regulations are dictated by the need to guarantee our guests a correct, orderly, serene and peaceful use of the accommodation facility.
It is contractual in nature between the Management of the accommodation facility and the Guest, therefore, the acceptance of the request to stay by the Management obligates the Guest to full acceptance of these Regulations.
Management reserves the right to turn away guests who violate these Regulations.
Management reserves the right to receive a security deposit upon check-in in order to ensure compliance with these Regulations. This amount will be returned upon check-out, after verification by an operator appointed by Management of the condition of the apartment.
Failure to comply with these Regulations does not provide for any kind of refund of the amounts paid, including the security deposit.
2. Check-in and Check-out.
Apartments may be occupied by the Guest from 3:00 p.m. (3:00 a.m.) on the day of arrival and must be vacated by 11:00 a.m. (11:00 a.m.) on the day of departure.
The living room rate includes:
- consumption of utilities (water, electricity and gas) related to the apartment
- use of all accessories and equipment in the apartment (dishes, toiletries)
- use of household appliances (dishwasher, washer-dryer, coffee maker, kettle)
- use of television set, Sky (excluding Pay-per-view)
- use of safe deposit box
- air conditioning via heat pump hot-cold
- underfloor heating
- bathroom linen change once a week
- bed linen change once a week
- kitchen linen change once a week
- use of Wi-Fi
- use of the condominium staircase and/or elevator
The stay rate does not include:
- Additional or extra cleaning
- Additional or extra change of linens (bed, bath or table)
- Parking
- Additional sleeping accommodations
- Stay with small pets
The following services can be provided upon request and at an additional charge:
- Daily cleaning (excluding kitchenette): Euro 50.00
- Cleaning of the kitchenette: Euro 30.00
- Change of bathroom linen per person: Euro 10.00
- Change of double bed linen: Euro 15.00, single bed Euro 10.00.
Since cleaning is done by the facility on a weekly basis, it is the responsibility of the Guests to provide daily disposal of household waste in order to ensure the hygiene of the accommodation.
Extra bed for children under 6 years old: Euro 50.00;
Stay pets of small and medium size: Euro 30.00.
3. Safekeeping of valuables - Use of safe deposit boxes.
Guests are required to keep their personal belongings in the designated safe deposit box, which is provided in each apartment.
Guests are required to ensure that the safe deposit box is locked at all times.
Management is not liable for any theft or loss.
4. Standards of behavior
Apartment Guests must keep the volume of electronic devices low and avoid disturbing noises in order not to disturb other guests in the facility.
For safety reasons, Guests are requested to.
- to ensure that the door to their apartment is closed, both after entering and upon leaving;
- to make sure that electrical appliances are not running
- not to leave balconies and windows open to prevent the intrusion of people or animals.
Management is not responsible in case of theft in the apartments.
Small and medium-sized pets are welcome in the residence.
Smoking is strictly prohibited inside the accommodation facility. Violation will result in a penalty of Euro 1.000,00 (one thousand point zero zero).
It is strictly forbidden to let unregistered guests sleep in the receptive structure.
The common areas of the accommodation facility are under video surveillance for security reasons in compliance with the Guidelines 3/2019 on the processing of personal data through video devices - adopted on January 29, 2020 and ss.mm.
It is prohibited, for any reason, to relocate within the apartments of the accommodation facility.
5. Guests
It is strictly forbidden for the room to be occupied by persons other than those declared at the time of check-in.
Any exceptions must be agreed in advance with the Management for the necessary legal requirements.
The Guest must always be in possession of the identity document used for check-in registration.
Violation, even occasional, of this commitment will result in the termination of the contract, pursuant to Article 1456 of the Civil Code and the application of the penalties provided for in Article 1382 of the Civil Code.
Subletting the booked apartment is expressly prohibited.
6. Guest's Responsibility
The Guest is responsible in case their Visitor causes damage to persons or property in the accommodation facility. Management is not responsible for objects, valuables and things left in the parking lot or apartment, nor for any damage to cars in the parking lot.
Parents (or those exercising parental responsibility) are solidly responsible for the acts performed by their minor children within the accommodation facility and are required to supervise them and ensure that they maintain a polite and respectful behavior towards others, under their direct responsibility, in particular, with regard to the obligation to respect silence, the proper use of the services and equipment made available by the facility to its Guests.
Management is not responsible in the following cases:
Theft in the apartments.
Damage to persons or property occurring within the apartments or in the common areas of the facility resulting from inexperience or negligence of the Guests.
Direct or indirect damage resulting from the actions or omissions of other Guests of the facility.
Interruption of services due to force majeure, external causes, or the referring manager.
Finally, the Client declares:
- that he/she has received suitable information and that he/she gives his/her consent, explicit and unequivocal, in relation to the purposes of the processing, as expressed in the information for the processing of personal data;
- to consent to the registration of their data in order to receive a personalized service on their real purchase needs (approval Terms and Conditions);
- consent to the sending of marketing communications, using automated computer systems, including commercial or promotional communications by e-mail or SMS, or for market research and analysis (approval privacy policy).
An integral part of this contract is the Inventory of what is contained in the apartment at the time of check-in.
